Project Management General Information
JKA has extensive experience in all the elements of project management vital to the control of a construction project: scheduling, cost control, value engineering, contract documentation and management, as well as coordination of consultants and contractors. The ultimate goal for all construction projects is successful completion. The 'Project Management' service offered by JKA brings resources together to achieve this goal. The staff at JKA has many years of construction experience. JKA applies the collective experience of our project team to provide solutions and strategies to meet our clients' objectives. Our project management services range from support services to full management contracts.

Construction Management
Alternative construction/business model to the traditional owner, designer, and general contractor arrangement. The Construction Manager (CM) acts as an advisor to the owner to review/manage every stage of construction including; contract documentation, work progress, scheduling, scope of work, change orders, cost, quality of the work, etc.

Owner's Representative
An owner representative provides the owner relief and advice on specific areas of construction including; progress payments, evaluations, contract documentation, change order review and approval, project meetings and contract negotiations, project and contract close-out. JKA tailors our services to meet the client’s need on a project specific basis.

Progress Payment Assessments
JKA provides evaluations of the progress of the work and payments by carefully assessing the value and quality of the work in place. Our assessment includes; consideration for the schedule of values, contractual scope of work, change orders and cost, material purchases and project deliveries, schedule, contractor’s retention, mechanics lien releases and related activities.

Change Order Review
Our services include evaluation of scope and cost of proposed change orders including contract assessment, specification evaluation, standard of care, trade practice, productivity analysis, and quantity verification. Our record and reputation hinges on successful resolution of complex change orders.

Project Close-Out Inspections and Documentation
JKA can provide final inspections, services including; preparation of punch list, compliance with contractual scope of work, evaluation of “as built” drawings, assessment of specifications and project close-out requirements including work warranties, as-built project manual and drawings, equipment manuals, testing, equipment and systems training of owner’s personnel.
